Sell Your Home for More…No Matter What Type of Market

One of the questions I am asked most on social media is about staging.  I have been staging my properties since 2010.  That was when I truly began to see what the impact was that it had with buyers.  I used to get comments from agents like “the house wasn’t a good fit but we loved the staging.”  Over the years, I have changed and expanded the houses and the staging but I am still a believer in staging.  In the past year, I have had two projects where I had to bring in a staging company because I was short on furniture.  


Staged properties typically sell for more than 6 percent above the asking price, according to a recent survey by Coldwell Banker Real Estate Corp. They may also sell up to 73 percent faster than unstaged homes.  Position your home to be one of the peak performers by incorporating some (or all) of these suggestions

Keep It Neutral

While fresh paint always offers a good return on investment, be mindful of the palette.  Light and universally appealing colors are safer and draw buyers into the space.  If you do choose to include color, be thoughtful and intentional about the shades and walls you highlight.  I often use a more dramatic color in a small space to add balance.  For example;  charcoal walls with white tile in a main floor bathroom. 

The Welcome Committee

A freshly painted front door can beckon people to enter and take a look around.  There is nothing like a first impression to draw someone in when it comes to choosing one home over another.

Smart Storage

Creating areas where people are entering or leaving a home speaks to details.  Having the mindset of a home where ease and efficiency look to make daily life enjoyable are the warm and fuzzy part of the design planning.  The best part is, no large investment is required to include hooks and benches.

Choose the Right Lighting

New lighting updates a space in ways no other element can.  Over-sized pendants in a kitchen, a large drum shade in the dining room, and a stunning extra large lantern in the foyer can add the “it” factor.  

Stage the Home with Comfort Items

Make sure to include thoughtful touches.  White fluffy towels, greenery to add some color, bath salts near the tub. You want to create an experience for the potential buyers where they can truly envision themselves in the home.


Staging a home is all about the “feeling.”  Creating a welcoming and thoughtful space where someone feels at home can make all the difference. Not only in appeal but also in the form of an offer.
