When you are in real estate, things are always changing and evolving. That is why it is so helpful to identify things that you notice as new or trending. Being mindful of these shifts can help you find new opportunities or learn how to navigate when you are negotiating. As 2019 comes to an end, here are a few of the top things I’ve learned (or confirmed) this year, that may help you on your real estate journey.
No feedback IS feedback
When you are listing a house, there is a template for the showing that includes feedback for the showing agent to provide. I learned that when an agent does not respond, that means the buyers are a no go with your house…as frustrating as it can be.
Make the offer…even if it’s low
This year I had a couple of properties that I submitted offers on that most other agents would not have written. Why? Because they were over-priced and the sellers were motivated.
Always check references
This is a strategy for me that goes all the way back to the very beginning. Speaking with people who have had work done by the person you are considering is the number one way to know if they will be a good fit. If the first thing you hear from a former client is “did they give you my information?” then you know you should keep looking.
No early previews
Occasionally we have had someone ask to see a property before it is completed. I have always been reluctant because so many people have a difficult time seeing the final space before it is ready. Even if the construction is finished, I won’t invite people to walk through until the house is staged and completely ready. All the details matter and a mid-construction or almost done house just don’t create the same type of experience for a buyer.
Inspections are an opportunity
When a buyer has an inspection it is a chance for them to ask for additional items or a seller contribution. Many times, home inspectors will document items that are minimal or not required. As a seller, you always have the ability to decline these requests.
Share what you’ve learned.
